Nekilnojamojo turto vystymo įmonės BIM strategijos kūrimas ir technologijų taikymas

Abstract

Spartėjantis BIM strategijos ir technologijų diegimas statybos sektoriuje tiesiogiai veikia ir nekilnojamojo turto vystymo įmones, kurios dar tik pradeda diegti šią metodologiją. Modernėjančios projektų valdymo strategijos gali palengvinti ne tik statybos skyriaus veiklą, bet ir prisidėti prie turto vystymo plėtros. Baigiamajame magistro darbe nagrinėjama nekilnojamojo turto vystymo įmonė, kuriai sudaroma siūloma strategija, paremta BIM metodologija ir technologijų taikymu. Teorinėje darbo dalyje apibūdinti svarbiausi projektų valdymo aspektai: apimtis, laikas, biudžetas, kokybė, kompetencija, komunikacija, suinteresuotos šalys, rizika, integracija bei žmogiškieji ištekliai. Šioje dalyje taip pat atliekama makroaplinkos analizė, kuri apima politikos, ekonomikos, socialinės bei technologinės aplinkos apžvalgą. Praktinėje darbo dalyje analizuojamas įmonės esamas veiklos modelis, kuriame atliekama kompanijos skyrių ir darbuotojų apžvalga, nustatomi ateities tiklsai. Taikant Porterio įmonės vertės grandinės modelį, sudaromi individualūs pagrindinių bei pagalbinių procesų veiklos modeliai. Taip pat šioje dalyje atliekama SSGG analizė iš 28 kriterijų, turinčių sąsają su skaitmenizavimo ir metodologijų procesais BIM srityje, kuriems pateikiamos optimizavimo galimybės. Iš pateiktų galimybių, atlikus įmonės ekspertų nuomonių įverčių suderinimą, išrenkami 16 aktualiausi sprendiniai ir sudaromas siūlomas BIM strategijos ir technologijų taikymo žemėlapis bei pateikiamos rekomendacijos. Darbą sudaro 6 dalys; įvadas, esamos situacijos analizė, įmonės esamos veiklos modelio analizė, įmonės BIM strategijos kūrimas ir technologijų taikymas, išvados, literatūros sąrašas. Darbo apimtis – 58 p. teksto be priedų, 15 iliustr., 4 lent., 58 bibliografiniai šaltiniai. Atskirai pridedami 4 darbo priedai.

The accelerating implementation of BIM strategy and technology in the construction sector is also having a direct impact on real estate development companies, which are just beginning to implement this methodology. Modernizing project management strategies can not only facilitate the activities of the construction department, but also contribute to the development of property development. The final master 's thesis deals with a real estate development company, for which a proposed strategy based on BIM methodology and application of technologies is developed. The theoretical part of the work describes the most important aspects of project management: scope, time, budget, quality, competence, communication, stakeholders, risk, integration and human resources. This section also provides an analysis of the macro-environment, which includes an overview of the political, economic, social and technological environment. The practical part of the work analyzes the company's current business model, which reviews the company's departments and employees, and sets future goals. Applying the Porter company value chain model, individual activity models of the main and auxiliary processes are created. This section also performs a SWOT analysis of 28 criteria that relate to digitization and methodological processes in the field of BIM, for which optimization options are provided. From the presented options, after matching the estimates of the company's expert opinions, the 16 most relevant solutions are selected and the proposed map of BIM strategy and technology application is made, as well as recommendations are provided. The work consists of 6 parts: introduction, analysis of the current situation, analysis of the company's current business model, development of the company's BIM strategy and application of technology, conclusions, references. Thesis consists of: 58 p. text without appendixes, 15 pictures, 4 tables, 58 bibliographical entries. 4 work appendices are attached separately.
