Nekilnojamojo turto kainų kitimo veiksnių tyrimas

Abstract

Baigiamajame magistro darbe nagrinėjamos nekilnojamojo turto kainų kitimo ir nekilnojamojo turto sektoriaus plėtros problemos. Atlikta veiksnių, lemiančių nekilnojamojo turto kainų kitimą analizė, nagrinėjant tiek Lietuvos, tiek užsienio šalių atvejus. Atrinkti dažniausiai pasikartoję veiksniai. Nustatytas paskolų palūkanų normos, gyventojų pajamų, nedarbo lygio, BVP, gyventojų skaičiaus, infliacijos ir statybų kainos ryšys su nekilnojamojo turto kainomis. Baigiamajame magistro darbe taip pat atlikta pagrindinių energijos šaltinių ir nekilnojamojo turto kainų ryšio analizė. Nekilnojamojo turto sektoriaus aktyvumą lemiančių veiksnių nustatymui atlika statybų sukuriamos BVP dalies ir nekilnojamojo turto kainas veikiančių veiksnių ryšio analizė. Išnagrinėjus trijų išsivysčiusių Europos valstybių statitstinius duomenis ir apskaičiavus statybų sektoriaus elastingumo koeficientą, apibūdintos Lietuvos nekilnojamojo turto sektoriaus ateities tendencijos.

The final master thesis deals with the problems of real estate price variation and real estate development issues. Analysis of the factors, which determine the changes in the price of real estate, is performed, examining both Lithuanian and foreign cases. The most frequently repeated factors are selected. The relationship of fixed mortgage rates, personal income, unemployment rate, GDP, population, inflation and price construction with real estate prices is determined. The master thesis is also carried out the correlation analysis of the main energy sources and the real estate prices. For the determination of the real estate activity factors correlation analysis of the construction created share of GDP and the factors of the real estate prices is performed. Applying the examination of the three developed European countries statistical data results and the calculated coefficient of elasticity of the construction sector, the Lithuanian real estate industry future trends are described.
