Prospects of Lithuanian real estate sector development in the context of other countries

Abstract

This master thesis presents an analysis of a development process of the Lithuanian real estate market. The main purpose of the paper is to investigate the influence of the selected determinants on the real estate market development in Lithuania, as a developing country, making a special focus on the influence of financing on the real estate prices. In the theoretical part of the thesis, theoretical aspects of a real estate market, its development and the main determinants are shortly presented. Later, alongside the description of developing and developed countries, the recent development of global real estate market is analyzed and different trends in developing and developed countries are distinguished. The following part presents information on the financing as a real estate market determinant and its role for a real estate sector development. Moreover, different financing conditions in developed and developing countries are described. In the practical part of the paper, the conditions of the real estate financing in Lithuania are analyzed and the influence of Swedish banks’ credit policies on the Lithuanian real estate market is evaluated. Thereinafter, a statistic research on the Lithuanian real estate market development and its dependence on the selected macroeconomic factors is presented. Thesis structure: introduction; theoretical analysis of a real estate market and its determinants; description of developed and developing countries and financing as a real estate determinant, research on real estate financing conditions and the recent real estate market development in Lithuania; statistical analysis of the real estate market development in Lithuania; conclusions and suggestions. Thesis consists of 89 p. without appendixes, 49 figures, 109 bibliographical entries. Appendixes included.

Magistro baigiamajame darbe yra nagrinėjama Lietuvos nekilnojamojo turto rinkos plėtra. Darbo tikslas yra ištirti Lietuvos nekilnojamojo turto rinkos plėtros tendencijas ir išanalizuoti finansavimo ir kitų pasirinktų veiksnių daromą įtaką nekilnojamojo turto kainų pokyčiams kitų valstybių kontekste. Teorinėje darbo dalyje yra apibrėžiami nekilnojamojo turto rinkos, jos plėtros ir pagrindinių įtaką darančių veiksnių teoriniai aspektai. Vėliau, pateikus besivystančių ir išsivysčiusiųjų valstybių apibrėžimus, yra analizuojama pasaulinė nekilnojamojo turto rinkos plėtra ir išskiriamos skirtingos plėtros tendencijos besivystančiose ir išsivysčiusiose šalyse. Kitoje darbo dalyje pristatoma informacija apie finansavimo vaidmenį ir daromą įtaką nekilnojamojo turto sektoriaus plėtrai, ir apie skirtingas finansavimo sąlygas besivystančiose ir išsivysčiusiose šalyse. Praktinėje darbo dalyje yra analizuojamos nekilnojamojo turto finansavimo sąlygos Lietuvos pavyzdžiu ir įvertinama Švedijos bankų kredito politikos įtaka Lietuvos nekilnojamojo turto rinkos plėtrai. Vėliau yra atliekamas statistinis Lietuvos nekilnojamojo turto rinkos tyrimas ir nustatoma jos plėtros priklausomybė nuo pasirinktųjų makroekonominių veiksnių. Baigiamąjį darbą sudaro 6 dalys: įvadas; teorinė nekilnojamojo turto rinkos ir jos veiksnių analizė, besivystančių ir išsivysčiusiųjų valstybių ir finansavimo kaip nekilnojamojo turto lemiamo veiksnio teoriniai aspektai; Lietuvos nekilnojamojo turto finansavimo sąlygų ir rinkos plėtros tendencijų tyrimas; statistinė Lietuvos nekilnojamojo turto rinkos plėtros analizė; išvados ir pasiūlymai; literatūros sąrašas.
