Prekybos, paslaugų ir pramogų objektų teritorijų suplanavimas

Abstract

Baigiamajame magistro darbe nagrinėjamos komercinių, prekybos, paslaugų ir pramogų objektų pobūdžio teritorijų suplanavimui keliamų reikalavimų problemos, vertinama užsienio šalių praktika ir siūloma pritaikyti užsienio šalių patirtį šioje srityje. Išnagrinėti pagrindiniai užsienio šalių komercinių teritorijų principai, kuriais remiantis rekomenduojama miestų savivaldybėms tvirtinti komercinių objektų projektus. Utenos miesto pavyzdžiu pateikti gyventojų apklausos rezultatai, vertinantys nuomonę apie prekybos centrų teritorijų kokybę. Atlikus pasirinktų teritorijų esamos būklės įvertinimą žemėlapių ir fotofiksacijų analizės metodais, remiantis gyventojų apklausa, pateiktas prekybos, paslaugų ir pramogų objektų teritorijų suplanavimo sprendinių brėžinys pagal aptartus užsienio šalių pagrindinius reikalavimus. Išnagrinėjus Lietuvos ir užsienio šalių komercinių objektų teritorijų suplanavimo aspektą, pateikiamos baigiamojo darbo išvados ir siūlymai. Darbą sudaro 5 skyriai: įvadas, mokslinių darbų analizė, teisinių dokumentų analizė ir vertinimas, prekybos, paslaugų ir pramogų objektų teritorijų analizė ir suplanavimo principų pasiūlymas Utenos miesto pavyzdžiu, išvados ir siūlymai.

The problems, caused by the requirements, set towards planning of the territories of the commercial, trading, servicing and entertaining objects, are analyzed in the Master's final thesis; the foreign countries' practice is evaluated herein; it is suggested to adapt the foreign countries' practice in this field. The main principles of the foreign countries' commercial territories, which serve as the grounds for recommending the city municipalities to approve the projects of the commercial objects, are analyzed herein. As per the example of the city of Utena, the results of polling of the dwellers, which reflect the opinion about the quality of the supermarkets' territories, are submitted. The outline drawing, containing the solutions of planning of the trading, servicing and entertaining objects' territories with taking into consideration the discussed main requirements, set by the foreign countries, is submitted after having evaluated the existing condition of the selected territories with the help of the methods of analysis of the maps and photo-fixations as well as by referring to the results of polling of the dwellers. After having analyzed the aspect of planning of the commercial objects' territories in Lithuania and in the foreign countries, the conclusions were drawn and the suggestions were offered in the final thesis. The thesis consists out of 5 parts, i.e. the preface, analysis of the scientific work; analysis and evaluation of the magisterial documents; analysis of the trading, servicing and entertaining objects' territories and suggestion of the principles of their planning as per the example of the city of Utena, the conclusions and suggestions.
