dc.description.abstractThe 1990 year analysis of the Žvėrynas district spatial and plan structure revealed the originality of this part of the city in many ways. In the general spatial structure of the city the role of this district is closely connected with its unique geographical location – it is intervened in the city centre and the important natural city structural landscape elements, i.e. Karoliniškės reserve, the Vingis park and the Neris river (ill. 1,2). Structural elements of the district plan, i.e. streets, buildings, the greenery, have no special composition and in that aspect this district greatly differs from the old town quarters. There is no functional orientation in the schematic network of the narrow Žvėrynas district streets, nor is there any distinctive hierarchic structure in it. Still, thanks to the interesting transversal perspective to the neighbourhood territories, there is no impression of monotone. The putting up of buildings here is more characteristic of the suburban architecture - calm, not cramped, without vertical dominant. Lavish greenery adds to the formation of perimeter of streets and embankments and unites different architectural elements (ill. 3,4). The southern part consisting of 2-3 storeyed prewar houses and gardens, its generally calm character of putting up buildings is, perhaps, the most remarkable part of district. The green transversal cosy streets open to a broad passage of the Neris riverbanks. The unity of all these dements can be easily identified. It adds to the extraordinary variety of the central part of Vilnius and, therefore, should be carefully preserved. Taking into consideration the urban value of the Žvėrynas district, further development of its territory should be directed to increasing the density of building and to its heightening. Therefore, the preliminary reglamentation of reconstruction is indispensable. These preliminary decisions should be based on the idea of preservation of the general spatial composition, as well as on the principles of a differentiated architectural treatment of the district’s separate parts. The general idea of the district’s reconstruction could be expressed by means of the scheme of vertical zoning. It could be based on: a) the natural (close to the landscape structure) composition of vertical layers, b) the limit of the 4-storeyed houses for the southern part of the district, c) the possibility of building the, so called, "architectural hill" round the cross-road of T. Narbuto and Saltoniškių Streets, d) the preservation of greenery alongside the pavements. The reconstruction of separate parts of the district (with regard to their architectural value) should be divided into 3 zones: a) strictly regulated reconstruction, b) regulated reconstruction, c) unrestricted reconstruction. Special attention should be attached to preserving the image of the central streets (Vytauto, Kęstučio, A. Mickcvičiaus) while reconstructing them (ill. 5-10). In case the urban and architectural peculiarities of the Žvėrynas Southern part are treated with a certain discretion, the previous idea of enlarging the city centre towards the direction of the Gedimino and A. Mickevičiaus streets should be rejected. The eventual new functional and compositional continuation of the city centre could be orientated towards the Sėlių Street which divides structural parts of the Žvėrynas district and has interesting possibilites of future development (ill. 11).eng
