dc.description.abstractThe purpose of this paper is to present the analysis of a changing investment market in Lithuania, to present how changing economy influences environment of an investment project and priority of investors by evaluating projects. The paper analyses changing Lithuanian real estate market and different kinds of problems which investors, while investing to real estate, face. The problem of optimal investment, when a decision must be taken to which projects and what amounts of funds are to be invested in the context of economical crisis, is investigated. The work analyses different investment evaluation methodologies, rates and weights, that different authors assign to rates. After the analysis we can say that real estate investment evaluation methodology must be more adapted to decision making in the context of economical crisis.eng
