dc.description.abstractIn order to design and realise an efficient facilities management system, it is necessary to carry out an exhaustive investigation of all solutions (e.g. space management, administrative management, technical management and other management services) and then to form the system. The efficiency level of the considered facilities management alternatives depends on a great number of factors, including: cost, management expenses, property protection, technical part management, supervision of surrouding areas, cleaning, contract management, building utilization control and advertisements, etc. Solutions of an alternative character allows for more rational and realistic assessment of economic, infrastructure, climatic and social conditions. As well as traditions and for more satisfaction solutions of functional, technical, ergonomic, maintenance, comfort and other customer requirements. The solutions to the above also enable one to cut down facilities management costs. The selection of a facilities management alternative mostly depends on the needs, existing financial and technical capabilities of tenants. The proposed methods of multiple criteria analysis and their practical application are described in this paper. Basing oneself on the proposed multiple criteria analysis methods, it is possible to perform a design of facilities management alternatives, multicriteria analysis and a selection of the most efficient versions. The objective of this paper is to describe facilities management conception; determine and describe factors, influencing efficiency of facilities management; apply multiple criteria analysis methods for facilities management. dc.description.abstractDaugelio šalių mokslininkai pateikia skirtingus pastatų ūkio valdymo apibrėžimus. Straipsnyje pateikta autorių siūloma pastatų ūkio valdymo samprata dabartinėmis Lietuvos ekonominėmis sąlygomis, taip pat siekiama parodyti, kaip autorių sukurti daugiakriterinės analizės metodai taikomi pastatų ūkiui valdyti. Straipsnyje pateikiami Vilniuje esančio komercinio pastato ūkio valdymo variantai. Siekiant valdymą optimizuoti, buvo nagrinėtos dvi alternatyvos: nuoma be paslaugų ir nuoma su visomis paslaugomis ir savininko, ir nuomininko požiūriu. Apskaičiavus gauta, kad geriausias variantas yra nuoma su visomis paslaugomis savininko ir nuomininko požiūriu.lit
