Daugiakriterinės nekilnojamojo turto elektroninės prekybos sistemos taikymo ypatumai

Abstract

Viena iš pagrindinių internetinių informacinių sistemų problemų yra ta, jog jose sunku rasti reikiamą gaminį ar paslaugą. Internete siūloma tūkstančiai to paties gaminio ar paslaugos rūšių. Juos vartotojas paprastai nori palyginti su kitais panašiais gaminiais ar paslaugomis. Analogiškų pasiūlymų palyginimą galima atlikti šiais būdais, tai gaminių paieška hipertekstiniuose dokumentuose pagal tarpininkus, alternatyvių gaminių paieška duomenų bazėse, alternatyvių gaminių paieška ir sugretinimas lentelėse, alternatyvių gaminių ir paslaugų paieška įvairiose elektroninės prekybos svetainėse, paieška ir daugiakriterinių sprendimų priėmimas. Autoriai sukūrė internetinę daugiakriterinę nekilnojamojo turto elektroninės prekybos (NTEP) sistemą. Pateikta NTEP sistema gali padidinti nekilnojamojo turto vertę šiais būdais: ši sistema vartotojams gali padėti nustatyti savo poreikius, nustatyti jų poreikius atitinkantį nekilnojamąjį turtą, palyginti ir įvertinti įvairius siūlomus nekilnojamojo turto variantus, padėti vartotojams įvertinti nekilnojamojo turto naudingumą jį įsigijus ir pan.

One of the major problems in Internet based information systems is to find what you want. Thousands of alternative products and services may be found on the Internet. How can customers find the rational products and services there? Once product or service information is found, the customer usually wants to compare alternatives. There are five types of aids to comparison shopping: search on hypertext files by agents, search alternatives on databases, alternative search and tabular comparison, comparison of alternative products and services from multiple malls, search and multiple criteria decision-making. Therefore, the efficiency of Internet based information systems may be increased by applying multiple criteria decision support systems developed by the authors. The authors have developed Internet Based DSS for Real Estate. Proposed Internet Based DSS for Real Estate can create value in the following ways: help customers assess their needs, identify suitable real estate to fulfil needs, compare and evaluate real estate, help customers evaluate the usefulness of the real estate in the after-purchase evaluation stage, etc.
