Baigiamajame magistro darbe atliekama Vilniaus nekilnojamojo turto rinkos ciklų analizė. Darbą sudaro trys pagrindinės dalys: ekonomikos ciklų teorinė apžvalga, nekilnojamojo turto rinkos kainų ciklų teorinė bei praktinė apžvalgos ir Vilniaus nekilnojamojo turto rinkos ciklų analizė. Pirmojoje dalyje atlikta mokslinės literatūros apžvalga, siekiant nustatyti ekonomikos ciklų skirstymo galimybes, jų fazes, svyravimų priežastis. Taip pat išanalizuoti ekonominiai burbulai, jų formavimosi priežastys ir poveikis ekonomikai. Antroji dalis skirta nekilnojamojo turto rinkos kainų ciklų teorinei bei praktinei apžvalgai. Nustatyti rinkos cikliškumą lemiantys veiksniai, nekilnojamojo turto rinkos fazės, apžvelgti nekilnojamojo turto rinkos kainų burbulai. Atlikta užsienio šalių (Ispanijos bei Kenijos) nekilnojamojo turto kainų burbulų analizė. Trečioji dalis apima Vilniaus butų pardavimo kainų bei komercinio nekilnojamojo turto nuomos ir pardavimo kainų analizę 2005-2017 metais. Remiantis analizės duomenimis, išskirti ir grafiškai pateikti kiekvieno analizuojamojo nekilnojamojo turto rinkos segmento ciklai. Darbo apimtis: 102 puslapiai, 13 lentelių, 46 paveikslai, 126 bibliografiniai šaltiniai. In the present Master’s thesis an analysis of Vilnius real estate market cycles was conducted. The research is comprised of three main parts: theoretical review of economic cycles, theoretical and empirical analysis of real estate market price cycles and analysis of Vilnius real estate market cycles. In the first part, the review of relevant scientific literature was carried out in order to identify classification possibilities of economic cycles, as well as their phases and causes of the fluctuations. Moreover, economic bubbles, causes of their formation and impact on the economy were examined. The second part deals with the theoretical and empirical review of real estate market price cycles. As a result, the main factors influencing the market cyclicality and the phases of the real estate market were determined, and the bubbles of real estate market prices were overviewed. The bubbles of real estate market prices in foreign countries (Spain and Kenya) were studied in detail. The third part comprises the analysis of apartment sale prices in Vilnius, as well as the analysis of commercial real estate rent and sale prices in 2005-2017. Based on the analysis data, the cycles of every real estate market segment analysed were identified and represented graphically. The research contains: 102 pages, 13 tables, 46 pictures, 126 bibliographical references.
