Real estate as commercial property is being treated not only as the business of selling and renting of concrete property, but also as competitioner of each dealership. Its purpose is to plan and bring into life business plans of different spheres. That is why the designing of building is under the big influence of business interests. The optimal „price – quality“ combination between the lot price and its commercial value is pursued from the economical point of view and architectural aspect. This article is the survey of the changes of commercial objects place and implication at different time. In other words it defines the formation of a commercial object as a social, economic and evolutional process in Lithuania and the whole world. The main requirements for modern architectural projects of commercial objects are reviewed in oder to make the biggest exploitation profit. Great attention is paid to the building materials for both the construction and the decoration. Special motivation of the constructive choices of commercial objects is looked for. The main functional criteria are excluded. It is emphasized that the best way to investigate and evaluate the indicator of different commercial objects is to use multicriteria valuation methods, which are the basis of ELECTRE III method analysis.
