Abstract
The main topics covered in the analysis are commercial real estate and investment evaluation methods. The analysis sets the main criteria that influence the value of investments. The author discusses four options of investment in commercial real estate and presents conclusions about their advantages and disadvantages in real estate appraisal. The most important criteria which guarantee successful implementation of investment projects of commercial property are: the creation of valid market data, the selection of property management methods and thorough verification of the rates on the basis of a number of mathematical methods. The commercial real estate is not only business dealing with property sale and rent, but also an inseparable part of any other spheres of business involving the initiation and implementation of projects. Real estate business management is essential in dealing with any business object. Its purpose is to plan and bring into life business plans of different spheres. That is why the designing of buildings is under big influence of business interests. The optimal „price – quality“combination between the lot price and its commercial value is pursued from the economical point of view and architectural aspect.
