Nekilnojamojo turto plėtros vertinimo darnos požiūriu modelis

Abstract

Straipsnyje analizuojama darnios plėtros koncepcija ir jos principų pritaikymas plečiant nekilnojamojo turto rinką. Darbas skirtas teoriškai įvertinti nekilnojamojo turto plėtros galimybes, apžvelgti Lietuvos ir užsienio šalių autorių darbus bei atliktus tyrimus. Šiuo tikslu straipsnyje pateikiama darnios plėtros apibrėžtis ir interpretavimo įvairovė, aprašoma nekilnojamojo turto rinka ir jos svyravimai tam tikrais laiko tarpais, pateikiamos turto vertinimo galimybės ir naujų modelių taikymo įvairovė, trumpai pristatoma sprendimų paramos sistema, paremta prietaisų pagalba, ir pateikiami modeliai, skirti analizuoti investicijas į nekilnojamąjį turtą. Straipsnio pabaigoje pateikiamos išvados apie nagrinėto metodinio potencialo perspektyvumą.

The article analyzes the concept of sustainable development and the application of it‘s principles in expanding the real estate market. The paper is devoted to evaluate the opportunities of real estate development, overview Lithuanian and foreign authors’ papers and the researches they carried out. For this aim the article contains the definition of sustainable development and the diversity of it‘s interpretation, specification of the real estate market and it‘s fluctuations during different periods of time, the asset valuation possibilities and the use of new models, a short introduction of device-based decision support system, and models dedicated to analyze investment in real estate. Conclusions about the viability of the potential considered are drawn in the end of the paper.
