Small scale residential buildings in Lithuania. Measures of refurbishment towards nearly zero energy performance building

Refurbishing the existing building stock is an acknowledged issue in the building industry. After the Energy Performance of Building Directive 2010/31/EU was introduced, a new concept of a nearly zero energy building (nZEB) performance has to be analysed and adapted for Lithuanian building stock. Anyway, on the way towards refurbishment up to nZEB characteristics, the first step is the reduction of energy consumption using the most energy amount saving measures. This paper presents and analyses most commonly used refurbishment options for residential houses – the insulation of external walls and window replacement. The cost effectiveness of these means is evaluated using simple payback time and estimating the average energy price in Lithuania. Esamų gyvenamųjų namų modernizavimas jau tapo pripažinta problema statybos pramonėje. Įsigaliojus direktyvai 2010/31/EU „Dėl pastatų energinio naudingumo“, nauja beveik nulinės energijos pastatų koncepcija turi būti išnagrinėta ir adaptuota Lietuvos rinkoje. Šiaip ar taip, atnaujinant pastatus iki beveik nulinės energijos rodiklių, pirmasis žingsnis turėtų būti energijos suvartojimo mažinimas naudojant daugiausiai energijos sutaupančias priemones. Šis straipsnis tiria keletą dažniausiai naudojamų daugiabučių atnaujinimui priemonių. Šių priemonių ekonominis naudingumas buvo nustatytas naudojantis paprastąjį atsipirkimo laiką, įvertinus vidutinę energijos kainą Lietuvoje.
